My Proactive Approach: The Steps I Take to Get Your Home Sold

  1. Submit your home to our local Multiple Listing Service.
  2. Price your home competitively, so as to open the market instead of narrowing it.
  3. Develop a list of features of your home for the Brokers to use with their potential buyers.
  4. Suggest and advise as to any changes you may want to make in your property to make it more saleable.
  5. Constantly update you as to any pertinent changes in the local real estate market.
  6. Prospect 4 hours per day and talk to a minimum of 50 people per day to nail down potential buyers.
  7. Contact my buyer leads, extensive sphere of influence and past clients for their referrals and prospective buyers over the next week.
  8. Add additional exposure through professional signage and a lock-box.
  9. Feature photographs and a virtual tour on all major real estate websites.
  10. Pre-qualify the prospective buyers as whenever possible.
  11. Keep you informed of the various methods of financing that a buyer might want to use.
  12. Follow up with the salespeople who have shown your home for their feedback and responses.
  13. Assist you in arranging interim financing if necessary.
  14. Represent you on all offer presentations to assure you negotiate the best possible price and terms.
  15. Handle all the follow-up upon a contract being accepted, including all mortgage, title and other closing procedures.
